10 Major Hidden Costs in Buying a Home in Bangalore

Not All Builders Show Them. Not All Buyers Know Them. But Everyone Pays For Them.

When you're buying a home in Bangalore, the number on the brochure — say, ₹8,000 per sq. ft - might look manageable at first. But that price often applies only to the super built-up area, and it rarely includes everything. For most buyers, the final cost at registration is ₹5–₹10 lakhs higher than what they expected — sometimes even more. Why? Because builders often show you only the base price, leaving out several essential charges that are either:
  • Added later (right before registration), or

  • Clubbed together under vague names like "Other Charges", or

  • Paid after possession, but unavoidable nonetheless.

Some reputed builders in Bangalore are transparent and disclose all costs upfront. But many aren’t. As a homebuyer, especially if this is your first home, you should be aware of these 10 major hidden charges so you can budget correctly, negotiate smartly, and avoid surprises at the final stage.

1. Registration & Statutory Charges

💸 ₹2 – ₹3.5 Lakhs | Payable at Registration

These are mandatory government charges, yet most builders just say “registration extra” without explaining the breakdown: Stamp Duty of ~5% of the agreement value (for most buyers)

  • Registration Fee of ~1%

  • Franking Charges – Typically ₹200–₹500

  • Legal/Documentation Charges – ₹10,000 to ₹50,000, often collected by builder

📌 Why it’s hidden: Builders show base price only. These charges appear right before you sign the final sale deed.

Tip: Always ask for a full registration cost breakup before booking.


2. PLC – Premium Location Charges

📍 ₹50–₹300/sq. ft | Based on Unit Orientation

Prefer a corner flat, park-facing unit, or something on an east-facing block? That’s where Premium Location Charges (PLC) come in.
  • PLC is typically ₹50–₹300/sq. ft

  • For a 1,200 sq. ft unit, it adds ₹1–₹3.5 lakhs

📌 Why it’s hidden: Many cost sheets don’t mention PLC unless you ask for a premium-facing unit.

Tip: Ask directly, “What is the PLC for different units?”


3. FRC – Floor Rise Charges

🏢 ₹10–₹50/sq. ft/floor | Mid- to High-Rise Apartments

The higher your floor, the more you pay. Builders usually start charging extra after the 3rd or 4th floor, with the rate increasing by ₹10–₹50 per sq. ft for each floor.
  • A 10th-floor unit could be ₹2–₹4 lakhs more than the 1st-floor unit.

📌 Why it’s hidden: Not shown in sample cost sheets. Revealed only after you finalize a floor.

Tip: Check the floor-wise pricing grid before choosing your unit.


4. Carpet Area vs. Super Built-Up Area Gap

Builders quote per sq. ft based on the Super Built-Up Area (SBA) — which includes common areas like lifts, corridors, and clubhouse. But your usable space is Carpet Area, which is only 65–70% of SBA. 🔍 Example:
  • SBA: 1,500 sq. ft @ ₹8,000/sq. ft = ₹1.2 Cr

  • Carpet Area: ~1,050 sq. ft → Actual price per usable sq. ft = ₹11,400+

📌 Why it’s hidden: SBA inflates the per sq. ft value without being clear on what you get.

Tip: Always ask for both carpet area and efficiency ratio (Carpet/SBA %).


5. Generator / DG Power Backup Charges

🔌 ₹20,000 – ₹50,000+ | One-Time at Possession

Most apartment projects offer power backup - especially in newer townships in Bangalore. But generator infrastructure charges are collected separately:
  • Charges apply for both individual units and common areas

  • Typically collected as a one-time fee at or before possession

📌 Why it’s hidden: Often clubbed under "infra charges" or simply marked as "TBD".

Tip: Clarify whether backup is diesel-based or solar and how much load is allocated per flat.


6. Khata Transfer & Bifurcation Charges

📜 ₹10,000 – ₹25,000 | Legal Must-Have

After registration, you need to convert the builder’s master Khata into your individual flat’s Khata (A-Khata preferred). This is done through BBMP or the local panchayat.

📌 Why it’s hidden: Builders often don’t handle this unless pushed - and may charge for it last-minute.

Tip: Ask: “Will the flat be handed over with A-Khata? Who will handle bifurcation?”


7. Customization & Interior Modification Costs

🛠️ ₹25,000 – ₹2 Lakhs | Optional, But Common

Want extra switches, a modular kitchen, better tiles, or a false ceiling? Builders allow customization during construction - but at a cost. Many builders construct bare-shell apartments which force you to go for these customisations - adding additional costs. Tile upgrades – ₹30–₹80/sq. ft
  • Additional plug points, shifting walls – ₹10K–₹50K+
  • Wardrobes/kitchen units – ₹75K–₹1.5L+
  • Wardrobes/Kitchen units (₹75K–₹1.5L)

📌 Why it’s hidden: Discussed only after booking. Not part of the standard cost sheet.

Tip: Ask what’s included as standard vs upgrade before signing. Understand what can be modified and what cannot.


8. Water Softening & STP Charges

🚿 ₹15,000 – ₹35,000 | Common on Outskirts

Bangalore’s peripheral zones do not usually get a Kaveri connection and mostly depend on borewell or tanker water, which needs softeners as it is mostly hard water. Projects also include STP (Sewage Treatment Plants) for water recycling

📌 Why it’s hidden: May be bundled under "infra charges" or collected “at actuals” .

Tip: A Confirm whether these systems are installed and if charges are one-time or recurring.


9. Kaveri Water Supply Connection

🚰 ₹25,000 – ₹45,000 | BWSSB Connection Fee
Cost of Semi-furnishing Table
If your project is connected to BWSSB, this charge applies:
  • Covers connection fee, line setup, meter, and road cutting
  • May also involve delay, even if paid upfront

📌 Why it’s hidden: Some builders collect it before actual BWSSB connection exists.

Tip: Confirm whether Kaveri line is active or just “provisioned”.


10. GAIL / Reticulated Gas Connection

🔥 ₹7,000 – ₹20,000 | Setup + Deposit

Many apartments now offer piped LPG gas via GAIL or private providers.
  • Charges include registration, deposit, internal pipeline & meter setup

  • Often set up after possession

📌 Why it’s hidden: Not mentioned clearly in brochures. Provision doesn’t mean setup.

Tip: Ask who handles activation, deposit, and recurring charges.


Many of these costs are not illegal or unusual — they’re just not shown clearly. As a buyer, you must: Ask for a detailed breakup of base price + add-ons

Clarify what's included vs optional or provisioned

Plan your finances accordingly. A ₹1 Cr flat can easily become ₹1.1–₹1.15 Cr when you factor in these charges. Knowing these hidden costs gives you negotiating power and budgeting clarity.


Buying a home is an emotion for most buyers - but don’t let it become unexpectedly expensive. Ask the right questions. Read the fine print. And always look beyond the base price.
