Lodha Azur

We recently visited Lodha Azur, a residential project located off Bannerghatta Main Road, beside Hulimavu Lake Road. This is a joint venture between Lodha Group and House of Hiranandani, coming up on a 33-acre land parcel, of which 10.5 acres are currently being developed by Lodha.

The project includes five residential towers (A to E), with scope for a future sixth tower (F). Positioned near key institutions and upcoming metro connectivity, Lodha Azur is being planned as a community-oriented space, with an emphasis on family living and integrated amenities.

Entry and exit to the development will be shared by both Lodha and HoH, via a 60-ft-wide external approach road, which continues as a 60-ft internal spine through the site.

The residential component currently a total of 550 units. A future sixth tower will bring the total up to 650 units.
  • Towers B, C, and D launched between March and June 2024, collectively house 360 units across 3, 3.5, and 4 BHK configurations. These towers feature 4 units per floor and are almost sold out, with only about 10% inventory remaining. Notably, the 4 BHK units here are designed to offer lake-facing views.

  • Towers A and E, launched more recently, offer only 3 and 3.5 BHK units. In Tower A, only the 3.5 BHKs will face the lake, while Tower E offers views of internal amenities and is intended to be a more budget-conscious option. Both towers follow the same format of 4 units per floor.

All towers will be equipped with 3 resident elevators + 1 service lift from Otis, Schindler, or an equivalent brand, and 2 staircases per core. The parking structure is tiered, with three levels (G+1+2) at the rear, while the front includes a lobby space that can be used for guest interactions or informal gatherings.

Tower heights:

  • Tower A : G+35 floors

  • Towers B to D : G+30 floors

  • Tower E: G+23 floors

    Carpet Area Configurations & Base Prices

(Base price only; excludes registration, stamp duty, clubhouse charges, maintenance, etc.)

  • 3 BHK (1265–1281 sq ft): ₹2.39 Cr

  • 3.5 BHK (1583 sq ft): ₹3.10 Cr

  • 4 BHK (1988 sq ft): ₹3.75 Cr

The pricing is based on approx. ₹12,000–₹12,500 per sq. ft (carpet area). Each unit has a boxed price; PLC, floor rise, and other charges are not itemized separately. Further details are typically discussed during site visits.

Special Units

On request, the project also offers:

Jodi Flats, Duplexes (Loft) and Penthouses

  • Carpet Area: 3000–4000 sq. ft

    • Starting Base Price: ₹6.5 Cr

    • These will be located on the top five floors

    • Top-floor units include private terrace access

Possession timelines (as currently indicated):

  • Towers B & C – April 2028

  • Tower A – June 2028

  • Tower D – October 2028

  • Tower E – April 2029

Maintenance Structure

The developers will handle maintenance for the first 5 years, after which the Residents' Association will take over. Two structured payment plans are in place:

  • FCAM (Facilities & Common Area Maintenance):

    • ₹5.2/sq. ft

    • Payable 60 months in advance

  • BCAM (Building & Common Area Maintenance):

    • ₹6.8/sq. ft

    • Payable 18 months in advance

Lodha Azur features a 20,000+ sq. ft greek themed clubhouse named “Club Palladio" designed to support both leisure and functional needs. It includes indoor and outdoor cafes, dedicated work-from-home stations, and is managed by Saint Amand, an in-house hospitality service. The clubhouse also houses a well-equipped gym and two indoor badminton courts.

Outdoor amenities include two temperature-controlled swimming pools, a children’s play area, leisure seating zones for the elderly, a multipurpose sports lawn, and a 200-metre running track. The project also includes a dedicated pet park and a temple within the premises.

We toured the 4 BHK model flat at Lodha Azur to get a closer look at the planned layout and finishes. The unit begins with a foyer that offers a degree of privacy from the main entrance. This leads into a spacious living and dining area designed as a continuous open space.

The living and dining space is well-ventilated, opens to the balcony, and features natural marble flooring.

The kitchen and separate utility area are distinctly divided, with vitrified tile flooring.

The unit has four washrooms; this is the common one. Fixtures are from Kohler or an equivalent brand, and the flooring is done with anti-skid or Dodo tiles.

The master bedroom includes a private balcony, a walk-in wardrobe, an attached washroom, and natural marble flooring.

Construction Approach: Hybrid Mivan with In-House Execution

The construction follows a hybrid method using both Mivan and conventional (brick) techniques—Mivan for the external walls and brickwork for the internal ones. All construction is managed in-house, with no external contractors involved. The project’s architecture is designed by Hafeez Architectures.

  • CCTV surveillance across common areas

  • Gas leakage detectors in the kitchen

  • Central gas pipeline (GAIL)

  • 25 EV charging points across the premises

  • Smoke detectors and sprinkler systems in flats and common areas

Water Supply

The project is currently supported by three borewells, with a Cauvery water connection planned for future implementation. Drinking water is supplied through a dedicated pipeline connected to each unit.

Power Backup

The project provides DG power backup of 6 kW for 3 and 3.5 BHK units, and 7 kW for 4 BHK units. In the event of a power outage, the generator ensures 100% backup for common areas as well as essential loads like lights and fans within each unit.

  • Metro: Nearest metro station at Royal Meenakshi Mall, approx. 3 km away

  • Educational Institutions: IIM Bangalore, Christ University, Dayananda Sagar University, Greenwood High, Podar International School, and Orchids International School are within a 6–12 km radius (20–30 min drive)

Key Considerations

While the project offers multiple approach routes, the stretch connecting Kudlu to Bommanahalli often experiences traffic congestion, especially during peak hours, which can be a concern for daily commuters. Additionally, the immediate vicinity is largely residential with no major tech parks nearby reaching areas like Whitefield may require a longer commute.

Conclusion

With well-planned layouts, strong community-focused amenities, and quality construction, it makes a strong case for end-users looking for long-term value and a comfortable living environment.
