Adarsh Welkin Park: Project Review

Located just 1 km off Hosa Road Junction, Adarsh Welkin Park is a 51.5-acre integrated township offering a mix of high-rise towers and villas. It’s a good option for buyers with a mid-high budget looking for a large community living experience at competitive pricing - with a few key considerations like the current condition of the approach road and traffic congestion near Sarjapur Junction.

Phases & Status

The project is being launched in phases:

  • Phase 1 includes two towers of 2B+G+25 floors with 832 units of 2.5 and 3 BHK (1377–1906 sq. ft.) and 174 four-bedroom villas.

  • Launched in January 2024, Phase 1 is almost sold out, with just a few units left on the lower and top floors.

  • The starting price was around ₹9–10K per sq. ft. and has now moved to ₹11–12K all inclusive, putting the unit cost between ₹1.5 Cr to ₹2.8 Cr, excluding registration.

  • Possession for Phase 1 is scheduled by the end of 2027.

Upcoming Phases

  • Phase 2 is currently in the pre-launch stage, with RERA approval expected by mid-August 2025.

  • This phase will add two more towers with about 600 units, offering the same configurations as Phase 1 but no villas.

  • Possession as per RERA is by the end of 2030, but the builder is confident of handing it over by mid-2029.

A future Phase 3 is also planned with similar specifications, though details are yet to be announced.

The township will include a 73,000 sq. ft. clubhouse along with retail shops, restaurants, sports facilities, and other shared amenities.

One of the project’s main USPs is its low density, with only 40 units per acre, ensuring open spaces and a less crowded living experience.

  • Buildings will have four units per floor with four Schindler (or equivalent) elevators and two staircases per tower.

  • There will be six borewells and provision for Cauvery water connection once BDA approvals and pipelines are ready.

  • The township will also have full power backup.

  • Each unit comes with one default car park, with additional parking available at the time of allotment, subject to availability and prevailing rates.

Connectivity

  • The nearest upcoming metro station at Hosa Road is about 4.5 km away.

  • The current approach road is 60 ft wide, with a planned 90 ft CDP road expected to improve access in the future.

  • The area around the property, about 150 acres owned by Adarsh itself, will be developed as plotted land with only low-rise G+2 - 4 structures, ensuring no high-rise clutter in the immediate surroundings.

  • The demographic here is largely end-use families, and construction is being carried out using Mivan technology by Adarsh’s in-house team.

Considerations

While the community promises good lifestyle amenities and a relatively attractive price point for this micro-market, buyers should weigh:

  • The current condition of the approach road
