Karnataka's cabinet approved Namma Metro Phase 3, a 44.65 km, Rs 15,611 crore line with 30 stations, here's what it means for property values.

Namma Metro Phase 3 is Bengaluru’s 44.65-km metro expansion, comprising two elevated corridors: the Orange Line and the Grey Line. The Orange Line will run 32.15 km from JP Nagar 4th Phase to Kempapura, along the western Outer Ring Road, with stations including JP Nagar, Kadirenahalli, Mysuru Road, Nagarbhavi Circle, Peenya, Hebbal Railway Station and Kempapura. The Grey Line will cover 12.50 km from Hosahalli to Kadabagere along Magadi Road, with stations such as KHB Colony, Kamakshipalya, Sumanahalli Cross, Sunkadakatte, Herohalli and Kadabagere. Together, the two corridors will have 31 stations   Bangalore Metro Rail Corporation Limited, or BMRCL.

The project has moved beyond approval, with BMRCL inviting tenders for major civil works on the Orange Line in January 2026 and construction activity now underway. The timeline, however, is not completely settled: the 2024 Cabinet approval and Karnataka government documents targeted completion by 2029, while current project trackers and recent reporting place the expected completion around 2031.   • Funding: The ₹15,611-crore metro component is planned with approximately 20% funding each from the Karnataka government and Government of India, while the remaining 60% is expected through external assistance, including JICA financing.
