How to Register a Sale Deed in Karnataka: Step-by-Step Guide
Registering a sale deed is what makes your property purchase legally official. In Karnataka, the entire process runs through the Kaveri Online Services portal, with only the final signing requiring a physical visit. Here is a short step-by-step guide.
Step 1: Draft the Sale Deed
Get the sale deed drafted on the basis of your sale agreement, ideally by a property lawyer or a qualified document writer, with all clauses (property schedule, consideration amount, possession, encumbrance declaration) accurately filled in.
Step 2: Register or Log In to Kaveri
Create an account on the Kaveri Online Services portal (kaveri.karnataka.gov.in) if you're a new user, or log in with existing credentials.
Step 3: Upload Documents and Application Details
Submit the sale deed draft along with supporting documents such as ID proof (Aadhaar, PAN), the previous title documents, khata certificate, encumbrance certificate, property tax receipts, and NOC where applicable. Enter property and party details as required.
Step 4: Get the Application Verified
The sub-registrar reviews the uploaded application and documents and generates a summary for approval.
Step 5: Calculate and Pay Stamp Duty and Registration Fee
Once approved, use the portal's built-in calculator to check the applicable stamp duty and registration fee based on the property's guidance value, then pay online through net banking, debit card, or challan. Download the e-stamp and payment receipt.
Step 6: Book a Slot at the Sub-Registrar Office
Choose an available appointment slot at the Sub-Registrar Office (SRO) with jurisdiction over your property's location.
Step 7: Visit the SRO in Person
Buyer, seller, and two witnesses must appear in person with original documents and photocopies for biometric verification and signing. Since most details are already verified online, this visit is usually brief.
Step 8: Collect the Registered Sale Deed
The registered sale deed is typically available for download from the Kaveri portal within a few days of registration. Keep both digital and physical copies safe.
After Registration
Apply for a Khata transfer at BBMP or BDA to update municipal ownership records, and shift utility connections into your name.
