Brigade Lakecrest : Review
We recently toured Brigade Lakecrest and felt it’s worth sharing our take for anyone considering a home in this steadily developing Old Madras Road corridor. Located in Bhattrahalli, right beside Bhattrahalli Lake, the project promises a calm lakeside vibe paired with the practical convenience of nearby retail and connectivity - a rare mix as the city expands.
Spread over 5.9 acres, Brigade Lakecrest is part of a larger 15-acre land parcel shared with Pashmina Waterfront. Both projects will share the same entrance and few common amenities, which can be a plus if you prefer a larger community ecosystem without an overwhelming tower density.

Launch pricing is around ₹11,000–12,000 per sq. ft, putting the effective ticket size anywhere from ₹53L - ₹2.6 Cr (All Inclusive). Possession is planned for March 2030.
This stretch of Old Madras Road has become a competitive micro-market with other premium projects such as Assetz Sun & Sanctum, Sattva Celesta, and Sobha Lake Gardens - all of which are currently quoting in the ₹12,500–13,000 per sq. ft range. Brigade Lakecrest’s slightly lower entry price point could appeal to buyers comparing options in this corridor.
Parking & Construction
Each unit except studios gets one dedicated parking slot. Additional slots can be purchased, subject to availability and cost.
Construction is handled in-house by Brigade, so the build quality stays consistent - but do note, like most high-rises today, the layouts are fixed with no scope for structural tweaks. Interiors can be done through Brigade’s team or outsourced after handover, depending on your budget and style.
Inside the Apartment
We visited a 3 BHK (~1900 sq. ft) show flat to get a sense of the actual space:

Entrance & Foyer: Opens into a small foyer that flows into the living zone.

Living & Dining: Spacious, well-lit, with a wide balcony that adds good ventilation.

Kitchen: Fairly functional but doesn’t have a separate utility area, so that’s something to plan for during interiors.

Master Bedroom: Comes with its own balcony and attached bathroom, but felt a bit compact considering the overall unit size - something to weigh if you prefer a more spacious master suite.

Other Bedrooms: Full-height windows and a 3rd balcony allow good natural light, making them suitable for kids’ rooms or guest spaces.

Flooring: Vitrified tiles throughout, with wooden-finish tiles in balconies for added warmth.
Amenities & Water Supply
Residents share a 25,000 sq. ft, G+4 clubhouse. The clubhouse promises a well-rounded amenity mix - gym, pool, indoor games, party area, and more.
Water supply will primarily rely on tankers for now; borewell usage will depend on future approvals.
Connectivity & Key Considerations

Location-wise, Brigade Lakecrest scores well. It’s right on Old Madras Road with plenty of retail around - schools, grocery stores, and malls are all within easy reach.

However, there’s a key point buyers should be aware of: a high-tension power line runs parallel to the project boundary, at a distance of 26 meters from the apartments - just above the minimum safety norm of 25 meters. While technically compliant, it’s worth evaluating this based on personal comfort and risk perception.
Final Thoughts
All in, Brigade Lakecrest could be a practical pick if you’re looking for a branded project with flexible configurations - from compact studios and 1 BHKs to roomy 3.5 BHKs - plus the charm of a lakeside location and the credibility of the Brigade name. The shared amenities, retail access, and planned clubhouse are clear pluses.
Just remember to weigh the kitchen’s lack of utility space, the slightly compact master bedroom, and the presence of the HT line. If these align with your priorities, Brigade Lakecrest may offer a balanced mix of lakeside calm, modern living, and city access on Old Madras Road.
